One of the only island communities in Los Angeles
Located just offshore in Orange County, Balboa Island is often associated with luxury and exclusivity. The island sits only about 100 yards from the mainland. Public beaches and private docks ring the island, while the surrounding harbor is filled with boats. Around 3,000 residents—many drawn to an outdoor-oriented lifestyle—live on the island year-round, and vacation rentals attract additional visitors. The broader area welcomes roughly 7 million tourists annually, many of whom come for the beaches and the shops and restaurants along Marine Avenue. With only about a quarter square mile of land, however, Balboa Island’s popularity comes with limited space. Its streets can become crowded, and it ranks among the most densely populated communities in the United States, exceeding the overall population densities of both New York City and Los Angeles. Multistory homes and lush tropical landscaping gives the harbor front neighborhood a distinctive blend of charm, activity, and intensity.
Keeping boats in Beacon and Newport bays, public shoreline
Boating is a central part of life on and around Balboa Island. Along with the island’s private docks, nearby facilities such as the Balboa Yacht Basin and the Newport Beach Yacht Club are located just across Beacon Bay to the north. To the south, Newport Bay offers even more moorings and boating activity, with access to the Pacific Ocean for deep-sea fishing, sailing, and diving.
Residents and visitors without boats can still enjoy easy access to the water. Public beaches encircle the island, providing spots for swimming, fishing, and relaxing along the shoreline. While these beaches are relatively narrow and dog access is restricted to morning and evening hours, they remain a popular local amenity.
Additional waterfront attractions are located just across the harbor on the Balboa Peninsula. The peninsula is home to the Balboa Pier and the Newport Beach Pier, as well as the broader stretches of sand that make Newport Beach a renowned beach destination. Many visitors are also drawn to the Balboa Fun Zone, a waterfront entertainment area known for its Ferris wheel, arcade attractions, and classic boardwalk treats.
